Located on Savannah Street directly across from the beach and Tupelo Pavilion, the home sits just 72 feet from Seaside Beach and a short 4-minute (352-yard) walk to Central Square and the Seaside Amphitheater. With instant access to over 40 shops and restaurants, plus dual entry from both 30A and Tupelo Street, this private cottage delivers a true “park once and walk everywhere” Seaside stay. Once the residence of the Modica family of the legendary Modica Market, Sip ’n’ Dip remains a beloved Seaside staple.

Outdoor Living + Coastal Porches

Guests arrive through the side entrance into a spacious screened-in porch featuring two comfortable lounge sofas, a coffee table, and a large picnic table perfect for effortless al fresco dining—all set in a relaxing coastal ambiance just steps from the sound of the waves. An adjacent open-air front porch adds even more outdoor living space, offering two chaise loungers overlooking 30A, ideal for quiet mornings with coffee or unwinding at sunset.

Inside, guests are welcomed by an open floor plan that blends coastal comfort with modern design. The renovated kitchen features quartz countertops, new custom cabinetry, stainless steel appliances, and bar seating for three, flowing seamlessly into a dining area for four. The vaulted living room includes a queen sleeper sofa, allowing the cottage to comfortably sleep six. Overlooking the main living space, the second-story loft offers a cozy seating nook and a dedicated desk area ideal for remote work. The loft opens to a private balcony with Adirondack bar seating for two, providing slight Gulf views and a prime vantage point for the Fourth of July parade and New Year’s Eve fireworks—perfect for guests seeking a true Seaside experience.

The king primary bedroom offers its own private entry from the side deck, creating an added layer of convenience and privacy. A second queen bedroom is located just down the hall, and both rooms share a newly renovated full bathroom. It was a perfect vacation and a great place to stay. So close to the beach. My only critique of the place was there was no place to hang your towels which is difficult for a beach vacation.

Our family had the best stay at the Sip N Dip. Such a great location! An easy walk to everything and so nice to be right across the street from the beach that was not crowded. The outdoor space at the house was perfect. The management was very helpful! Advice for travelers: skim boards are not as fun as they look and Emerald Coast Urgent Care is excellent.

Great location, new furniture on screen porch that we enjoyed very much. Its an older home, but it is in good shape, and was super clean. We loved it and hope it is open the next time we come down. The off street parking is also great.
